  • Hire an appraiser to look at your home. This is not always necessary, but they can provide numbers to make the investment worthwhile. 
  • Price based on competition, consumption, and condition. I call them the three Cs. You need to know how many homes are in your price range, understand how many homes are selling a month, and compare your home to others on the market with honest expectations.
